The Columbus Commercial Market has continued to show strong absorption figures and low vacancy rates as we head into the final months of 2016.

The Industrial sector absorbed 2,931,340 square feet during Q3 of 2016 with the southeast submarket seeing the majority of that with just under 1.5M square feet of absorption. The vacancy rate remained steady at 6.0% from the previous year at this time. With inventory at an all-time low, developers are seizing the opportunity and currently have over 3.8M under construction.

During Q3 of 2016, the office sector reported negative absorption of 69,183 square feet. Despite the Q3 negative absorption, the overall vacancy rate has declined to 11.7% from 12.2% the year before. Similar to the industrial sector, office developers are taking advantage of the historically low vacancy rates and currently have over 300,000 square feet in the development pipeline.

The Columbus Commercial Market continues to show strong numbers well into 2016. Rental rates and sale prices continue their upward trend as the inventory remains at record lows.

The Columbus Industrial market had a positive net absorption of just under 625,000 square feet; more than half of that (382,245 square feet) being in the Southeast submarket as giants like Amazon lease large amounts of bulk warehouse space. The vacancy rate rose slightly to 6.4% from 6.0% the previous quarter. There is over 4 million square feet of Industrial space under construction, with over 70% of the space pre-leased.

Similar to the Industrial market, the Office market showed positive net absorption, although with a less impressive 1,400 square feet overall. The Downtown south market showed the highest absorption with just over 71,000 square feet. The vacancy rate has shown significant improvement from a year ago with a reported 11.7%, down from 12.4%. The 36th annual Red, White & Boom will light up the Columbus sky on July 1, 2016.  This all-day event attracts over 400,000 people to downtown Columbus to celebrate our country’s Independence Day.  This exciting celebration began in 1981 when 30,000 people gathered in Bicentennial Park to watch a small fireworks display.  It has boomed into what is now the largest single-day event in Columbus, featuring the most recognized firework display in the Midwest.  Each firework is custom made for Red, White and Boom.  Festivities begin at 11 am, and conclude with the Grand Finale Fireworks, presented by Marathon at 10 p.m.  Some of the activities featured during this event include Columbia Gas’ Children’s Park, Arena District’s Taste of Boom, the Ford Oval of Honor Red, White & Boom!
